Tendulkar Bachchan relieved Get Green Signal for bungalow expansion
Cricket icon Sachin Tendulkar and Bollywood Legend get relief over the Maharashtra Coastal Zone Management Authority (MCZMA) approving their applications to carry out expansion in their buildings.
The applications reportedly were moved earlier by the house owners after the Coastal Regulation Zone (CRZ) regulations were diluted in 2019, allowing further construction of buildings near the Mumbai coast.
However, the 2019 MCZMA notification aggrandizing the regulations has been challenged before the National Green Tribunal which agreed to hear the petitions and sought responses from the union ministry of environment forests and climate change
Tendulkar’s home is at Perry Cross Road close to Bandra’s Carter Road shoreline and it falls under CRZ II. The bungalow currently has ground plus three floors and a part fourth floor for residential use and Tendulkar plans to develop the partial fourth floor into an entire one and a full fifth floor. The expansion was not permitted in accordance to the floor space index (FSI) before the 2019 notification.
Reportedly, the authority in its s recent order said that addition/alteration in the existing bungalow with part 4th and full 5th floor is allowed subject to existing FSI norms and other regulations as on date of publication of CRZ Notification, 2019.
Whereas the Bachans have also sought permission to expand their Kapol Society home in JVPD Scheme which has a basement, ground and two upper floors. Jaya Bachan moved an application for building the entire second floor, which is only partly built, and an additional floor for residential use.
The MCZMA also cleared another proposal submitted by builder Kailash Agarwal for his
Nishika Terraces, Worli Seaface luxury residential building.
Many petitions were filed against the CRZ dilution before the Bombay HC by different petitioners, which were redirected to the NGT.
Among several relaxations, the notification reduced the no development zone (NDZ) along the sea coast to 50 metres from earlier 200 metres. The CRZ along the rivers is also reduced to 50 metres from 100 metres.
